Like most of the post W.W.II tract homes there is not much difference between areas to the untrained eye. Most of Lakewood and East Long Beach in the tract areas feature the following, modest homes originally 2 bedroom 1 bath or 3 bedroom 1 bath homes, ranging in size from 880sf to 1250sf, on a minimum of a 5,000sf lot, built between 1948 and 1954.
Since the homes are quite modest by today’s standards many people have added a master suite and a family room. When looking at any home with more than 1250sf and 1 bath focus more on the floor plan and how well the addition was integrated into the original home than exterior street appeal. There is a large variation in quality with regards to the additions. Some people have done beautiful additions making the home contemporary and up to today’s standards. Other times you just think “what were these people thinking?”.
Carson Park varies from some other areas in that the original homes were built towards the end of this building boom and were slightly larger and better floor plans than some of the earlier homes. All homes feature 2 car garages, detached in the rear for the 3 bedroom models and attached garages up front for the 2 bedroom models. Carson park lots are typically 5,000sf and none of the homes originally had garages but they do have dining rooms and inside laundry rooms.
One other interesting distinction is that Carson Park homes are identical to Lakewood Mutual (area 24) homes. You will find the same floor plans in both locations. Carson Park homes should sell for about $20,000 more than Lakewood Mutuals homes assuming everything else is comparable, due to the more consistent surrounding areas.
Carson Park spans both Long Beach and Lakewood. There may be a small increase in value to a property in Long Beach. Usually only a very subtle $10,000 increase in value because of the closer proximity to the beach.
