College Park West is a small neighborhood there just aren’t that many homes, combine an out of the way location, and you have a neighborhood that probably not many people know about. The homes were built a little before College Park East in 1965, so they are just a tad smaller on average ranging from 1,336sf on the low end to just a little over 2,000sf for the larger original models. Lot sizes are a little more spacious than College Park East, ranging from 5,000 – 7,000sf.
All in all College Park West feels a little more like El Dorado Park Estates than College Park East, probably because there is a little more space with the larger lots, and College Park East has larger homes which accentuate the tighter quarters.
One of the main advantages of College Park West is the Seal Beach / Los Alamitos School district which is a pull for many families. I mention this only because College Park West is right next to Long Beach, and only accessible from Long Beach, so it may appear to the average person that College Park West is Long Beach, but it is not.
