These S&S built homes were constructed in 1959. The original homes had around 1,450sf – 1,800 for single level models. In this tract as well as El Dorado Park Estates there is a very attractive tri-level, or split level model. This original floorplan has 2,301sf, and is still very contemporary by todays standards because of vaulted ceilings and an open floorplan.
The original homes are still quite functional. Many people have added a family room, expanded the living room and /or made the master suite larger. The lots are good size averaging around 6,500sf. Major quality additions will yield a higher price.
The price point of this neighborhood is a little more expensive to the very similar La Marina Estates, both built within several years of each other, but University Park Estates is closer to the beach which brings in more money. On the more expensive end would be Alamitos Heights, which will sell for more because the homes are custom, rather than tract homes, and Alamitos Heights puts you closer to Belmont Shore.
